Roofing is measured in squares of 100 square feet. Your roof is larger than your floor plan because of pitch and overhangs, often by a third or more.

Pitch and Access

A steep roof cannot be walked. It needs staging and slows the crew down. The same square footage costs more on a steep roof than on a walkable one.

Material Choice

Asphalt shingle sits at one end and standing seam metal, tile, and slate at the other. Material is the single biggest lever you actually control.

Tear-Off Layers

Removing and disposing of the old roof is real labor and real landfill weight. Two existing layers roughly doubles that portion of the job.

Decking Condition

Nobody knows what the decking looks like until the old roof is off. Soft or rotted sheathing has to be replaced, and it is the most common reason a final number moves.

Penetrations and Detail Work

Chimneys, skylights, valleys, dormers, and multiple roof planes all take flashing and hand work. A simple gable roof and a cut-up roof of the same size are not the same job.

Start With an Honest Range

For a typical single family home in Texas getting a full asphalt shingle roof replacement, industry cost guides put the range at Industry average: $6,000–$20,000 per project. That figure is a market average compiled from third party cost data, not a ROYH Build Co price, and we are showing it because a range you can sanity check is more useful than no number at all.

Treat it the way you would treat a range for a used car. It tells you the order of magnitude. It does not tell you what your roof costs, because the spread inside that range is enormous and is driven by things specific to your house. A modest single-story gable roof in Magnolia and a two-story cut-up roof with three dormers and a chimney in The Woodlands can both be described as a roof replacement and land at opposite ends of it.

The Variables That Move the Number

In rough order of how much they matter.

Size, Measured in Squares

Roofing is sold and priced by the square, which is 100 square feet of roof surface. The first thing worth knowing is that your roof is meaningfully larger than the footprint of your house. Pitch adds surface area, and so do overhangs. A 2,000 square foot single story home commonly has closer to 2,300 or 2,500 square feet of roof, and on a steeper roof the gap is wider.

This is why estimates based on your home's listed square footage are unreliable, and why a proper estimate involves someone measuring the roof rather than looking up your house.

Pitch and Accessibility

Pitch is the steepness, expressed as inches of rise per twelve inches of run. Up to about a 6/12 a crew can walk the roof normally. Past roughly 8/12 they cannot, and the job needs roof jacks, planking, and harnesses. Everything slows down.

Access matters alongside it. A roof that a dump trailer can back up to is cheaper to tear off than one where every bundle of debris has to be carried around a pool enclosure or through a narrow side yard. Tight lots and mature landscaping are common in this area and they do affect labor.

Material

This is the largest lever you actually control. Architectural asphalt shingle is the volume product and anchors the low end. Premium and designer asphalt costs more. Metal roofing costs considerably more up front and lasts far longer, which our metal roof cost page covers in detail. Tile and slate sit higher again and often require structural review for weight.

Tear-Off and Existing Layers

The old roof has to come off, get into a trailer, and go to a landfill that charges by weight. That is labor plus disposal, and it scales directly with how much material is up there. A roof carrying two layers of shingle roughly doubles that portion of the job compared with one layer.

Going over the top of an existing layer rather than tearing off is cheaper on the day and generally a poor decision. It hides the decking, adds weight, shortens the life of the new shingles by trapping heat, and makes the eventual tear-off worse.

Decking

This is the honest unknown in every roofing estimate, and it is worth understanding why no contractor can fully price it in advance. Until the old roof is off, nobody can see the sheathing. Where there have been long-running leaks, or where the roof has been ventilated poorly in this humidity, the plywood or board decking underneath can be soft or rotted and has to be replaced before anything goes back on.

A straightforward contractor tells you the per-sheet price for decking replacement before the job starts, so if it comes up you already know the cost and it is not a negotiation on the day. Ask for that number in any estimate you receive. An estimate that does not mention decking at all is not cheaper, it is just less finished.

Complexity

Every chimney, skylight, valley, dormer, and change of roof plane is flashing work done by hand. Two roofs of identical area can differ substantially because one is a simple gable and the other has six planes and a chimney. Complexity is also where quality differences between contractors show up most, because it is the part that cannot be done quickly.

Reading the Estimates You Get

When you have three quotes in front of you, the useful question is not which is cheapest but what each one includes.

Check whether the price covers tear-off and disposal or assumes an overlay. Check the underlayment, the ice and water membrane at valleys and penetrations, the drip edge, and the ventilation, because these are the line items a low bid quietly drops. Check whether new pipe boots and flashing are included or whether the old ones are being reused. Check the decking replacement rate. Check what warranty is offered and whether it covers workmanship as well as the manufacturer's material coverage.

A bid that is substantially below the others usually differs in scope rather than in efficiency. Finding out where takes about ten minutes and is the highest value thing you can do with your quotes.

What This Costs You Later

Roof pricing is easier to think about over the life of the roof than at the moment of purchase.

A cheaper roof installed over an unexamined deck with reused flashing and inadequate ventilation is a roof you will be repairing sooner and replacing earlier. Heat is the dominant factor here. Attic temperatures in a Gulf Coast summer are brutal on asphalt, and a roof that cannot ventilate cooks its own shingles from underneath. Ventilation is one of the cheapest line items on an estimate and one of the largest determinants of how long the roof lasts.
