Roof Decking Repair in The Woodlands, TX

Roof decking, also called sheathing, is the structural surface the whole roof is built on. On most homes in this area it is plywood or oriented strand board fastened across the rafters or trusses, and everything above it, underlayment, flashing, shingles, depends on it being sound. A shingle fastener holds because the decking holds it.

It is also the one part of your roof that no contractor can honestly price in advance, because until the old roof comes off nobody can see it. That is not evasion, it is physics. What separates a straightforward estimate from a bad one is not whether decking is priced, it is whether the rate is agreed before anyone climbs up.

This is worth knowing when you compare quotes. An estimate that never mentions decking is not cheaper than one that does. It has simply moved a cost you will probably pay into a conversation that happens after your roof is already open, which is the worst possible moment to be negotiating.

Gulf Coast conditions are unusually hard on the layer under your shingles, and the causes are fairly predictable.

Once the roof is stripped the whole deck is visible at once, which is the only time it can be assessed properly.

The crew walks it and looks for the obvious failures: staining, delamination, rot around penetrations and along valleys, and panels that flex underfoot. Soft spots are generally felt before they are seen, which is why walking the deck matters more than looking at it from a ladder.

Damaged sections come out and get replaced in full sheets cut to land on framing. This part matters more than it sounds. Cutting out just the rotten patch and dropping in a piece of scrap leaves panel edges hanging between rafters with nothing under them, which flexes, telegraphs through the shingles, and fails again. Every edge of a replacement panel should bear on a rafter or truss.

Thickness gets matched to what is already there. Older homes in this region were sometimes decked in thinner sheet or in plank rather than modern sheathing, and dropping a thicker panel into a thinner field leaves a visible ridge in the finished roof.

Then we look at why it failed. If the cause was ventilation or a valley that stays packed, replacing the wood without addressing that just restarts the same process under a new roof.

Three questions are worth asking any contractor, including us.

First, what is the per-sheet rate for decking replacement, in writing, before work begins. Second, how is it measured and will you see it. We photograph what comes out, so the count is not something you have to take on trust. Third, does the estimate assume any decking replacement at all, because an estimate quoting zero sheets on a thirty year old roof is optimistic rather than competitive.

How much you should expect varies enormously. A sound roof being replaced for age might need no sheets at all. A roof that has been leaking around a chimney for two seasons might need a dozen in that area alone. Anyone who quotes you a decking number before seeing your deck is guessing.

Storm damage that tore shingles off and left the deck exposed to rain, a tree impact that broke panels outright, or a long-running leak discovered late can all mean structural repair is the point of the work.
