Roofing in College Park

College Park opened in 1995 and took its name from the higher-education facilities that sit inside it. It is one of the smaller villages, and it is the one where the housing mix shifts fastest as you drive: full-size single-family next to patio homes next to attached product, sometimes inside a few hundred yards. Patio homes and attached product bring two things a straight shingle crew tends to get wrong. The first is low-slope: porch roofs, garage extensions, and connector sections that fall below the pitch a shingle can handle. Most shingle manufacturers set their minimum at a 2:12 pitch, and below that a shingle will leak no matter how carefully it is installed, because it relies on gravity to shed water. Those sections want a membrane, and knowing exactly where the transition from shingle to membrane belongs is most of the job. The second is termination. Where two units share a roof plane, the detail at the party wall decides whether water leaves the building or travels between the two homes.

Working on one half of a shared roof plane is sometimes the right call and sometimes a false economy. If the termination lands mid-plane, you have created a seam that did not exist before, and seams are what fail.
