Roofing and Gutters in Indian Springs

Indian Springs opened in 1984 and was named for Native American artifacts discovered on the property. Of the nine villages it is the only one characterized by hilly terrain, and that single fact drives most of what makes roofing and drainage different here. On a flat lot, water leaving a downspout has nowhere in particular to go and does not much care. On a graded lot it picks a direction, and that direction is either away from both foundations or straight at one of them.

Grade changes mean longer uninterrupted gutter runs, which means the gutter has to be sized and pitched for the volume rather than cut to a standard length. Splash blocks at the bottom of a slope are decoration. On the steeper lots here we generally run buried extensions out to daylight so the discharge lands somewhere deliberate instead of sheeting down a side yard toward whoever is downhill. Neighbor drainage is a real conversation in Indian Springs, and it is a cheaper one to have before the work than after.

Houses stepped into a hillside end up with more roof planes than houses on a pad: split levels, offset garages, stacked porches, and a lot of wall-to-roof transitions. Every one of those transitions is a flashing detail, and flashing is where roofs leak long before the field shingles wear out. When we walk a roof here during a roof inspection the valleys and the step flashing get more attention than the open field, because that is where the failures are.
