Roofing in Sterling Ridge

Sterling Ridge opened in 1999, taking its name from the sterling anniversary The Woodlands marked that same year. It is the village where the township stops behaving like one uniform jurisdiction: most Woodlands villages on the Montgomery County side are Conroe ISD, but the May Valley neighborhood inside Sterling Ridge is served by Magnolia Independent School District instead. Two listings on the same side of the same village can be zoned to different districts, which catches people off guard.

Sterling Ridge sits on the Magnolia side of The Woodlands, which puts it in the middle of the two communities we work most and makes it an easy one to get out to for a look at a roof.

Construction here started in 1999 and ran through the 2000s, which produced a housing stock with more roof planes, steeper pitches, and considerably more roof visible from the street than the villages built in the 1970s. When that much of the roof is part of the elevation, homeowners tend to stop thinking of it as a shingle swap. Each of those is a different install, a different weight on the structure, and a different crew skill set. They are not interchangeable line items on the same estimate.

This is the catch with premium materials in The Woodlands: changing your roofing material or color requires prior written approval, and going from asphalt shingle to standing seam is exactly the sort of change that gets flagged if it is submitted after the panels are on the roof.
