The Signorelli Company's Magnolia Springs covers 665 acres along FM 1486, just north of the Highway 249 extension and south of Highway 105. The plan calls for roughly 1,900 single-family homes, more than 490 acres of mixed-use development, and 175 acres of open and green space, all zoned to Magnolia ISD. Phase 1 is complete with over 140 homes sold, and builders in the community include First America Homes, Rausch Coleman Homes, Century Communities, and CastleRock Communities.
That mixed-use component is what makes this community different from every other new development in Magnolia. Pitched shingle roofs behind the houses and low-slope membrane on the commercial pads are two different trades, two different failure modes, and two different crews.
Low-Slope Systems on the Commercial Side
A commercial roof does not announce a problem the way a residential roof does. There is no missing shingle to spot from the parking lot. Water ponds at low points instead of shedding, membrane seams open gradually, and rooftop HVAC curbs and penetrations create dozens of individual leak candidates that a residential crew rarely deals with. Our commercial roofing work runs on Duro-Last and Versico systems, with TPO roofing the usual specification on new low-slope construction and flat roof repair covering the seam and penetration work on what is already up.

Four Builders and Several Roof Ages
On the residential side, First America, Rausch Coleman, Century Communities, and CastleRock have all built here, and because Phase 1 finished while later phases are still going up, Magnolia Springs already contains roofs at meaningfully different ages. That means your neighbor's inspection result is not transferable to your address, which is the opposite of the situation in a single-phase community.
