New Construction Roofing in Kresston

Kresston is Johnson Development's 1,400-acre community at SH 249 and FM 1486, and it opened with six national builders selling at once. That means six different roof specifications inside one community, and six different warranty paths depending on whose sign was in the yard.

Six Builders, Six Roof Specifications

Kresston spreads across 1,400 acres at SH 249 and FM 1486, developed by Johnson Development, and it launched with six nationally accredited homebuilders selling simultaneously: Chesmar Homes, David Weekley Homes, Highland Homes, Lennar, Perry Homes, and Westin Homes. The Legends Pointe amenity complex broke ground for a 2025 opening, and Magnolia ISD closed on a 15.7-acre tract inside the community for a new elementary school.

Six builders in one community has a consequence nobody mentions at the sales office. Your neighbor's roof is potentially a different shingle line, a different underlayment, a different ventilation package, and a different installation crew than yours. Their experience with their roof tells you very little about yours, which is not how homeowners in a new subdivision usually think about it.

Knowing Whose Warranty You Actually Hold

A new construction roof carries two separate promises that expire at different times. There is a manufacturer material warranty on the shingle itself, and there is whatever the builder covers on workmanship, which is typically much shorter. Homeowners tend to collapse those into one idea of being covered, and then find out which one had run out at the worst possible moment. Reading what is actually on your house is a short job and it is the useful one: see roof warranty for how the two layers work, and roof inspection for getting eyes on the roof before the builder's window closes rather than after.

We are not going to invent a problem on a two-year-old roof. Most of the time the answer here is that the roof is fine and you should call back in five years.

The Work a New Roof Still Needs

New does not mean finished. Gutter allowances on production builds are often minimal, and downspout placement gets decided by whoever poured the driveway rather than by where the water needs to go, so gutter installation and re-routing is the most common thing we do in a community this young. Ventilation is the other one: a house that meets code on paper can still be short on intake once the soffit is actually built, and roof ventilation installation is cheaper to correct early than after ten summers of cooking the shingle from below. Where a homeowner is building custom on a Kresston lot, new roof installation from the deck up is work we take on directly. More at Magnolia, or see Magnolia Woods and Magnolia Springs.

Frequently Asked Questions

My Kresston house is brand new. Why would I call a roofer?

Mostly for gutters, ventilation, and one honest look at the roof before your builder's workmanship window closes. We will tell you if the roof is fine, and on a house this new it usually is.

Does it matter which of the six Kresston builders built my house?

For roofing, yes. Chesmar, David Weekley, Highland, Lennar, Perry, and Westin do not all specify the same shingle, underlayment, or ventilation package, so how long your roof has and what it is covered by depends on which one you are standing under.
