Metal Roofs Fail Differently
If you have owned an asphalt roof before, the intuition you built there does not transfer. Shingle roofs fail by losing their surface: granules wash off, the mat gets brittle, tabs lift, and eventually water finds a way through the field of the roof. Metal panels do not do that. A steel panel with an intact coating can sit in Texas sun for decades without the metal itself becoming the problem.
What fails instead is everything that holds the metal down or seals around it. That is a much shorter list, it is highly predictable, and it is usually repairable without touching most of the roof. The corollary is that a metal roof leak is almost never where the water shows up, and it is almost never a hole in a panel.
The other thing that catches people is movement. Metal expands and contracts with temperature every single day, and on the long panel runs typical of this region that adds up to real distance. A system designed for that movement absorbs it. A system that is not designed for it, or that has been repaired badly, transfers the movement into the fasteners.
What We Actually Find
In rough order of frequency.
Backed-Out Screws and Failed Washers
This is the number one metal roof repair, and it is specific to exposed fastener systems, sometimes called through-fastened or R-panel. Each screw goes through the face of the panel with a rubber washer under the head to seal the hole. Ultraviolet light and thermal cycling harden that washer until it cracks. Separately, daily panel movement can walk a screw loose over years until the head stands proud.
The fix is not simply driving the old screw back down, which usually just crushes what is left of the washer. It is replacing the fastener, often with a slightly larger diameter screw so it bites fresh material, with a new washer, driven to the right torque. On a roof where the washers have gone across the board, that becomes a systematic re-fastening rather than a spot repair, and we will tell you if that is what you are facing.
Seam and Clip Problems
On a standing seam roof there are no exposed fasteners. Panels are held by concealed clips and the seams are folded upright above the water line. When these leak it is usually because a seam was not fully engaged during installation, because a clip has failed, or because something was fastened straight through the panel at some point by someone who did not understand the system. That last one is common after a satellite dish, solar bracket, or sign has been mounted.
Flashing, Curbs, and Penetrations
Every place the roof meets something else is a detail rather than a panel: sidewall and endwall flashing, pipe boots, HVAC curbs, chimney surrounds, and valley metal. These are fabricated pieces sealed with a combination of metal, closures, and sealant, and sealant is a maintenance item with a shorter life than the roof. Corrosion at the Cut Edges
Galvalume and painted steel are protected by their coating. Where a panel was cut on site, the raw edge is exposed, and if water sits against it, usually at the bottom of a panel or in a valley packed with debris, corrosion starts there and works up. Surface rust on a cut edge is manageable. Perforation at the panel bottoms across a roof usually is not, and that is a replacement conversation rather than a repair one.
Hail Dents Are Usually Not a Leak
After a hailstorm we get called out to metal roofs a lot, and the honest answer is often that the roof is fine.
Hail dents metal cosmetically. Unlike an asphalt shingle, where a hail strike crushes the mat and starts the clock on premature failure, a dented steel panel with its coating intact is still doing its job. It looks worse and it performs the same. Whether that is acceptable is a judgment about your building rather than a roofing question, and it can be a legitimate insurance conversation depending on your policy.
What we do look for after hail is coating damage: places where the impact broke the finish and exposed bare metal, which will corrode. We also check the soft metal, the flashing, and the fasteners, since the same storm that dented panels often loosened things. Repair, or Replace
Metal roofs are more repairable than shingle roofs, and that is genuinely in your favor.
Repair is usually right when the panels are sound and the problem is fasteners, a seam, a flashing detail, or a single damaged panel. Re-fastening an entire exposed fastener roof is a real and worthwhile job that can add many years, and it costs a fraction of replacement.
