Any spot where water sits more than 48 hours after a rain starts breaking down the membrane faster than the rest of the roof. On an older TPO or PVC system, ponding is usually the first sign that drainage needs attention.
Seam splits are another common culprit, especially after a few Texas summers. Heat cycling expands and contracts the material every day. Over time, welded or adhered seams can separate, often near parapet walls or where two roof sections meet. Punctures happen too, usually from foot traffic, dropped tools, or debris left behind by other trade work. A puncture the size of a coin can soak the insulation underneath long before it shows up as a ceiling stain inside.
Flashing failures round out the list, and they cause more leaks than people expect. HVAC curbs, roof drains, pipe boots, and rooftop equipment transitions all rely on flashing to stay watertight. The material chemistry is different, though, so PVC needs PVC-specific patch material, not a generic membrane patch.
Modified bitumen repairs work differently. These systems are typically two or three plies of asphalt-based material. A repair usually means cutting out the damaged section, replacing the affected plies, and torch-applying or cold-adhering a new patch that ties into the surrounding roof. It is a different skill set than membrane welding. Using the wrong technique on the wrong system can turn a small repair into a bigger problem fast.
Some roofs have several issues at once: a seam split here, a flashing gap there, early ponding near a drain. In those cases, we fix everything we find during the inspection in a single visit. We do not send a crew back out for problems that were already visible the first time.
